PROPERTY DATABASE

Horizon’s unrivalled database can contain all the information you need for a property portfolio or any type of asset. Because it is 100% web developed, accessing this information is simple and intuitive. A unique design, online reporting and viewing capabilities mean that you can interrogate the database however you wish from one central point, making your property portfolio completely visible.

ALERTER

The Alerter tells you about important upcoming dates or events, for example: a renewal, an option to break, or a budget overspend.

TRANSACTION MANAGEMENT

This module allows an organisation to establish, monitor and control activities centred around real estate transactions, for example a lease termination, a lease renewal, or a property acquisition.

ROLE BASED PORTAL

Your portfolio, the way you manage it and the people who work with it are unique. That’s why Horizon allows each user to define the kind of information they receive and the way they receive it. Each accesses the system with a portal relevant to their role within the company. So a Property Manager would have a different picture than, for instance, an accountant, a facilities manager, a property director or external parties.

The portal works like a home page and can show important Horizon elements such as the user’s favourite screens, “to do list”, real time KPI’s and Dashboard – as well as external elements such as email and calendars, and as links to favourite websites or other software packages.

BUSINESS REPORTING

All data stored within Horizon can be easily reported on. We use Business Objects, the world’s leading analytical information tool for this, as it works across numerous application software platforms.

The result is consolidated reporting for the entire business, with clearly presented graphics and text.

ACCOUNTS RECEIVABLE

The Accounts Receivable module enables all income streams generated from property to be managed and recorded effectively.

A complete trading history with every customer is maintained within one central location. It can generate sales invoices for both long and short term agreements – even a stall in a retail centre.

ACCOUNTS PAYABLE

This module records and analyses all expenditure on a property. All transactions are raised against a single supplier account enabling a single point of enquiry – whether the supplier is a landlord, maintenance contractor or any other organisation providing services for the property.

The module enables both one-off and regular payments to be recorded and authorised; multiple authorisation levels are available within the system.

SERVICE CHARGE (Payable and Receivable)

This module makes it easy to manage the service, or CAM, charge for each property in your portfolio. Each property’s service charge rules can be modelled within the system; multiple schedules can be recorded and costs can be apportioned on both a percentage and weighted floor area basis. UK RICS service charge guidelines are also supported directly by the system.

The module will give you a complete picture of your service charges at whatever level of detail you need.

GENERAL LEDGER

The General Ledger offers an easy to use accounting solution with advanced functionality. A full reporting suite enables flexible statutory reporting, and gives users the ability to interrogate any balance or transaction, drilling through to the information in the Horizon sub-ledgers. Variance analysis is provided by the integrated budgeting suite; multi currency and consolidation functions enable the full impact of all transactions to be analysed.

CASH MANAGEMENT

You can reconcile every bank account and cash transaction you post throughout Horizon with the Cash Management module. There is one central point of enquiry for bank balances and cash flows, making it easy for managers to control the flow of working capital.

RENTAL FORECASTING

The Rental Forecasting module allows you to model the rental income generated from your portfolio by creating ‘scenarios’ to calculate your future exposure to risk.

RETAIL MANAGEMENT

Retail Management calculates and analyses the performance of a retail centre. Rent receivables, payables and turnover can all be calculated. For the latter you have the option of daily, monthly or yearly reports through certified, estimated and forecasted sales or EPOS (electronic point of sale).

The module offers extensive retail sales analysis: standard KPI’s and data reports are provided to analyse sales trends, comparisons and density. These analysis reports can be generated in numerous ways, for example by tenant, department, retail centre, and property type.

MAINTENANCE MANAGEMENT

With this module you can control the maintenance cycle from start to finish. It ensures that every aspect of the task is resolved satisfactorily and completed in accordance with your business processes. As soon as a call comes into the facilities team our helpdesk functionality makes it easy to log all details. The defect can then be automatically assigned to a supplier and a job created so you can track time and cost.

PROJECT MANAGEMENT

Whether you are refurbishing a single property or rolling out workspace improvements across the entire portfolio, you can plan and control your project utilising this module.

You can control changes over key dates, whilst maintaining a project log of the reason for change.

PURCHASE ORDER

The Purchase Order module allows you to generate orders and distribute them by email, fax or hard copy.

SPACE MANAGEMENT

The Space Management module lets you see exactly who is using the space within your property portfolio, and what for. It interfaces with Human Resources systems to give details of the area, type of space and headcount for each department – down to room level.

DATAMART

Datamart tracks your performance over time against targets. Speedometer, time slider and traffic light reporting show you what is happening at any given point in time.

INTERFACE BUILDER

The Interface Builder is the vital engine that allows Horizon to exchange information with other systems. Multiple file formats can be used, and full support for XML information interchange is provided.

SCREEN BUILDER

With Screen Builder you can create as many new screens as you need at any level of the system. These are identical to core screens in function, look and security, and can be reported on in the same way

WORKFLOW BUILDER

Workflow Builder enables you to build your own Horizon workflows around key business processes. Different screens can be linked together to form a logical chain that best relates to the process.

OPERATIONAL SECURITY

Operational Security acts to provide data security within the Horizon database. It enables property and accounting information to be grouped into logical business operating units.

MORTGAGE MANAGEMENT

Mortgage Management is a unique offering enabling you to control the mortgages you grant to borrowers, allowing income to be generated not just from the ownership of property but also from loans secured on it. The module covers the entire mortgage lifecycle from quotation through to day to day management of the mortgage, issuing charges and statements whilst managing debts, and lastly redemption of the mortgage. Reporting provides detailed analysis of loan exposure and risk management.
