Canada Life on Qube Horizon Property Management Software

I work for a financial institution, Canada Life Limited. We are heavily invested in property assets as we see that as useful asset class to back our annuity portfolio business.
I am the Finance Director of the division, responsible for the accounting for all of the assets that we have in the property, both direct property and commercial mortgages.
I think my role really has been as a developer from the customer end and we had been looking at what the product needs to do for us. My role has actually been on a strategic basis looking at what we require from the product and helping to set those parameters that we wish Qube to meet. This is what I have been trying to do over the last 8 or so years at Canada Life.
I think that it’s a relationship that’s been built up over the last 12 years or so. In the 90’s we did actually try somebody else and we found, quite simply, that it didn’t do what it said on the tin. I think what we found with Qube is that although some times it’s a two way street, certainly it’s a product that works and it works for us.
The benefit that it brings to our organisation is that it is our prime book of account for property assets and commercial mortgages. The solution also provides information that our fund managers require to help manage the property asset funds and also the asset managers who actually manage the properties. So it meets the needs of our surveyors, other fund managers and other accountants.
I think what I like about working with Qube is the relationship we’ve managed to build up and, like any relationship, that something that you both have to work on. Sometimes it works better than other times. I think that having built that relationship they are willing to come to us and listen to our needs and work together to provide a solution to those needs.
I think that the challenges that we needed to overcome are those that any other organisation developing a piece of software to meet their needs has to overcome. First of all you need to find the right software that basically provides the information that you are looking for. Then you have actually got to look at what your needs are, in relation to your business. Alongside the software supplier you actually have to work with them to meet the specific needs and challenges of your own business. I think that with Qube we found a partner that we can do that with.
I think that we’ve worked quite hard over the last few years developing a mortgage module that’s works with an organisation of our size. Normally you would see mortgage modules are the ones that we saw on the marketplace are particularly aimed at the residential side. We are actually commercial mortgage providers so we are looking at big lot sizes and there wasn’t really anybody that provided that. Over the last couple of years we have been working hard together with Qube to develop that module. So I’m hoping that when the implementation is completed in the next month or so we are able to take a year off and do very little for a year. Like other businesses, our business is developing and growing all the time so I’m sure that there will be other developments that we will be working on over the next 12 or 18 months to enhance the product in the way that works for us.
